IMPORTANT NOTICE: SB 406

Lambeth Estates Homeowners Association, Inc. is aware of Senate Bill 406 (SB 406), enacted as the Georgia Property Owners’ Bill of Rights Act.

Most provisions of the new law take effect January 1, 2027, with certain provisions, including those addressing attorney’s fees, effective July 1, 2026.

The Board is reviewing the new requirements and will make any necessary updates to Association policies and procedures to ensure compliance with Georgia law. Homeowners will be notified of any changes that affect the Lambeth Estates community.

Important Reminder

SB 406 does not eliminate the responsibility of homeowners to comply with the Association's governing documents, including applicable covenants, rules, assessments, and other lawful obligations. Homeowners are encouraged to remain informed about their responsibilities and to review future communications from the Association regarding implementation of the new law.

The Association will continue to communicate important updates as we prepare for the changes required by SB 406.
